Willow Park New Build Programme
Willow Park’s Capital New Build programme has been a huge success between 1999 to 2012 developing 275 new homes built in east Wythenshawe for Rent & Shared Ownership. These properties were constructed with investment from Willow Park using its assets combined with capital grants from the Homes & Communities Agency (HCA), formerly the Housing Corporation.
From 1999 to 2008 Willow Park built 115 new rented homes at several dispersed sites including Willow Brook Gardens, Mayfair Road, Brownley Court Road, Ashurst/Studland Road, Ardenfield Drive, Hollycroft Avenue, Rushey Road & Longhey Road.
Since 2008 under the HCA’s National Affordable Housing Programme (NAHP) a further 160 properties for rent were developed under the JV North Consortium which is made up of 8 large housing associations based in the North West. Willow Park along with its JV North partners brings a wealth of experience and diversity to a range of regeneration projects and creates significant economies of scale and efficiency through the shared procurement of new house building projects.
Completed Projects Since 2008 (Phases 1-5)
Phase 1& 2
Willow Park constructed 34 new homes for rent including a range of flats, bungalows and houses with Wiggett Construction through the JV North initiative. Of particular interest are bungalows for older people on Portway, Carrick Gardens, Askern Avenue and Cornishway – purpose designed homes to the highest environmental standard of the Code Level 3 for Sustainable Homes. Elsewhere there are new family flats at Musgrave Road and Woodend Road and a large family house on Norwell Road.
This included the two dispersed sites of Brownley Road & Littlewood Road providing 24 new homes. Both sites being constructed by Seddon’s under one Contract. The Brownley Road scheme was constructed in Partnership with Manchester City Council to provide a Care package as a 12 unit accommodation for persons with Physical and Learning disabilities.
The Littlewood Road site comprises 12 apartments for rent on the junction of Littlewood Road and Broadoak Road.

This phase included the development of 14 more properties on three dispersed sites at Braintree Road, Moat Road and Oxton Avenue. This development was built again by Wiggett Construction Ltd to similar designs based on the phase 1 & 2 developments.
The Braintree site housed the old doctors surgery which was demolished prior to construction works commencing then 6 new Apartments were built for Rent on this site.
The Moat Road & Oxton Ave’ developments include 4 apartments on each of the sites.
The Park View development was the most recently completed flagship project in Woodhouse Park. Willow Park appointed Wates Construction to build the development which comprised 50 houses for rent and 38 Apartments for Shared Ownership. Works were completed in September 2011.
